ConvocationRoy Ferrante led the convocation, offering a reflection on the organization’s capacity to serve others and requesting guidance for the work ahead on 8th Street.

Approve February & March Meeting MinutesDeferred to the June meeting. The prior minutes were maintained in Google Docs which created access issues; they will be finalized and entered into the board portal before the next meeting.

Executive Director’s Report Q&ASusan McGrady presented her report. Key highlights included: the adult day program is growing with new applications and increased participants; the internship program is active; a resident (Jeff) will be discharged due to persistent inappropriate behavior toward other residents to ensure campus safety; and former resident John Polaras has expressed a desire to return from Arizona pending medical review. The board also noted that Andrea Garner is stepping down from the board due to her role at Redstone, and will remain involved as a volunteer.

Real Estate Opportunity — Bridge to 100The board reviewed the Bridge to 100 initiative in detail. Accepted offers are in place for 306 8th Street (to be converted to a women’s home) and 401 8th Street (to be demolished and rebuilt as a 20-resident men’s facility). Total capital required is approximately $1.415 million covering acquisition, demolition, and new construction. The target closing date of May 29 was missed; the team continues to work toward closing. Habitat for Humanity is being explored as a labor partner for construction to reduce costs and strengthen grant applications. The board set the official donor ask at $1.4 million. Long-term vision includes a potential Program Center on the 305 8th Street site. The board agreed to defer sharing property acquisition details with Diana King until after properties are secured.

Bridge to 100 Web App & Digital InfrastructureThe board reviewed the Bridge to 100 digital presentation tool built to brand standards for use with major donors. David presented a one-page digital infrastructure sponsorship plan targeting CRM, website maintenance, and office manager costs. Kevin Long confirmed his company has philanthropic authority to grant funds to nonprofits; the organization will pursue this as a bridge-tier sponsorship opportunity. The board discussed AI adoption, agreeing it provides strategic advantage while preserving the human touch. All official records will transition to the new board portal as the single source of truth.

Mission — Properties
- The owners of 306 and 401 8th Street have accepted offers from Eighth Street Community to purchase their homes. Realtor Beth Medley and Southern Oak Title have agreed to donating a large portion of their fees as in-kind.
- Contractor Billy Smith provided estimates on demolishing the home at 401 8th Street and the garage behind 306 8th Street, and a rebuild at the 401 property.
- A proposal was made for the purchase, demolition, and rebuild. Susan has reached out to a potential donor to arrange a meeting.
Website Development
- Susan, Sherry, Jordan, Jessica Perez, and David Pumpelly have been gathering information and meeting with NEON on a new, more sophisticated website with CRM integration.
- Jordan has researched programs offering strong volunteer tracking services.
Day Program
- The day program continues to be a success. We welcomed our first paid attendee two weeks ago. A second inquiry was received this week.
Office Assistant
- Eighth Street is in need of an office assistant. Susan is working on a job description and funding requests for this position.
Financial Overview
- In-kind donations are going strong.
- 2026 Grant List is available in the portal.
- Expenses have increased significantly — costs associated with new central unit at 305, automobile repairs, utilities, and food.
- Susan met with Leka Medenbach regarding the Merrill Lynch fund. Her daughter Sasha Sealy has been added to the account. She still intends the fund to go to Eighth Street and has given permission to use any interest at our discretion.
Outreach
- Susan graduated from Leadership Greater Huntsville.
- Susan and Jordan attended Navigate with the Community Foundation.
- Susan and Jordan attended the “Best Places to Work” luncheon with the Chamber of Commerce — Eighth Street was a contender.
- Jordan continues outreach through the Chamber of Commerce.
- Susan continues involvement in RAN at UAH.
Operations & Events
- Residents are finishing their Miracle League baseball season. Coach Roy Ferrante has gone above and beyond again this year.
- Special Olympics bike rides have kicked off. Some cycles are being repaired and refreshed.
- A new potential female resident is completing her final week of the 30-day trial period — a wonderful fit.
- Two men have been approved by the Finance Committee to begin visits, with the hope of leading to residency.
- One resident is working with the ARC on obtaining a driver’s license.
- Please share on socials: Facebook, Instagram, and LinkedIn are growing daily and have generated donations and volunteers from recent posts.
Fundraising
- Love Grows Here was a success — net approximately $29,000.
- Christmas in July — Friday, July 24, 2026 @ Monte Sano pool. Sponsors needed.
- Whiskey, Wine & Moonshine — Friday, September 18, 2026 @ Redstone Twickenham Building. Planning underway with JoAnn Perez, Stephanie Mell, and Lynn Troy. “Upgraded” after-party tickets at Purveyor will be added this year. Contact Susan or Jordan about table sponsorships.
Volunteers & Interns
- Volunteer groups and individuals continue to support Eighth Street daily.
- Ashley continues building out the volunteer list for integration into NEON.
- Trash Pandas volunteer program is going strong — $4,568.28 earned last year. Contact Ashley Guyton to participate.
- A potential summer intern inquiry is being followed up on.
